Our detailed engineers can work hand in hand with our customer and an architect to design a home that meets all of their wants and needs. Our experienced project managers will then be relied upon to oversee every detail of the new home. Below please find our new home process.

The process begins when a customer contacts us with interest in the following:

A. Reserving a lot with the intentions of putting a dream home together in one of our subdivisions.
B. Buying one of the homes we currently have under construction.
C. Having a custom home built on your current property or a property you are in the process of purchasing.

D. Working with an experienced agent from Daunno Realty Services in order to locate an ideal location for a new custom built home. Daunno’s agents have access to many properties not currently listed on the Multiple Listing Service and are ready and willing to help you find a lot who’s zoning, set back requirements, and easements work with your planned dream home. 

Once contact is made, we will get the ball rolling and set up a meeting at a location most convenient for you. We provide a beautiful conference room with hundreds of samples in our office, but some people feel more comfortable having these meetings in their homes. At this time we can begin to discuss the size of the home you're interested in, the approximate purchase price, a budget for everything being built, and eventually design ideas for your new home. This process allows us to get a feel for you as the client, as well as gives us a good idea of the scope of the project at hand.

(Only pertinent if you’re purchasing a home directly from Daunno.)

One of the many advantages of working with Daunno Development is that our process allows you to tie up one of our gorgeous pieces of property for a limited period of time before you actually purchase it. In order to tie up a lot for a given period, you must sign a Letter of Intent and put up a 1% deposit made payable to our attorneys escrow account. (This 1% is fully refundable) Signing this Letter of Intent secures the lot you have chosen and gives you time to meet with our architect's. Within a few days it will become clear if it is possible to create your dream home on the lot in question.

After a lot has been chosen or located by one of Daunno Realty’s Realtors, we will set up another meeting with our architect and formally discuss the plans for your new home. At this meeting it is important to give a detailed scope of the specific requirements you want in the new home. Once the architect has prepared floor plans and elevation, they will be sent to you for approval. Once approved, we will come to a final purchase / contract price and go to a formal contract on the lot and home.

After the plans have been reviewed and accepted a formal contract will be drafted and submitted to you. At this point, if you are purchasing the home directly from us we will enter the attorney review process. When attorney review is completed a minimum 10% deposit will be required.

If you have already purchased or currently own the land, then the formal contract we submit to you will have a detailed scope of work outlining exactly what is included and what is not included in our contract price. Once we both agree that the contract is 100% accurate, the contracts will be signed, and we will begin the engineering and permitting process. Town permits can take anywhere from 4-8 weeks to complete. Construction will commence upon issuance of town permits.

One of the more glaring advantages of dealing with Daunno Development will come when the construction of your home finally starts. As a company, we take a very hands-on approach and make sure that there is a member of the Daunno Family on site or on call for every project. This project manager will work closely with you and your family in order to help your new home vision come to fruition.

In addition to our “on-site” project manager, we will also a “back office” manager assigned to your project that will oversee all of your interior and exterior selections and make sure they are ordered properly. They will work side by side with you from start to finish and answer any questions you may have throughout.

As the project nears conclusion, the “on site” project manager will walk the project with you and ask for a punch list of items that need to be addressed. It is their job to make sure these things are taken care of and you are satisfied.
